situated behind building 6. Chilled water fir the BIG North Side is provided by a TRANE and Carrier unit, situated next to the incinerator. These units provide chilled water through approximately 200M of pipe that is buried in the ground and inaccessible. Given that the chiller plants have been subject to continual maintenance issues, due to age (in part) and accessibility, focus is required to resolve the continuing problems. The BIG clean side Chillers The duty stand-by pumps are in very poor condition with evidence of corrosion and leakage. The BMS also indicates a failure on one of the primary circuit pumps. Unless rectified resilience to these critical systems will be compromised. Evidence suggests the chillers are oversized for their connected load. Also due to their location, there is a large amount of pipe-work within the underground void which is difficult to reach and repair. The chillers have reached a point where whole sale repairs and or change for new needs to be carried out to maintain N+1 resilience (duty & standby). BIG North Side The Trane chiller has been partially de-gassed and only one refrigerant circuit is operational; therefore it is down on duty by 50%. The chiller is also near the end of its life expectancy and is considered for replacement. The contractor is to provide a design and build solution to RIBA 6. The solution must include all mechanical, electrical, civil and controls (BMS etc) works required to install the chillers. 1. 180046 Chiller Plant WI 2. CDM Info pack BIG Chillers (to be issued) 3.
