Description
Guys & St Thomas’ Hospital is currently undergoing design works of their Interventional Radiology (IR) expansion at Guy’s Hospital. The project includes the replacement of the existing aging machine alongside reconfiguration works to improve the functionality and capability of the current IR department. The project is situated on Level 3 in Guys Tower Wing and entails the upgrade of the existing IR suite including installation of a new imaging machine and a new ventilation system to achieve theatre-level standards. The scheme also includes the creation of a new recovery area, a new Fluoroscopy procedure room, as well as ancillary space. As this service is critical to Guys Hospital, to remain functional throughout the duration of the project a complex phasing strategy will need to be in place. The project will be procured via a two-stage tender process (PCSA followed by the main contract). The successful contractor will enter into a Pre-Construction Services Agreement (PCSA), at which point the design team will be novated to the contractor. Following novation, the contractor will assume full responsibility for progressing, developing, and completing the design during the PCSA stage, alongside development of the construction methodology, programme, phasing strategy, logistics, and cost plan. The contractor will then enter into the main works contract to deliver the construction phase. The contractor will be responsible for managing and submitting the required applications to the Building Safety Regulator (BSR), including demonstrating compliance with Gateway requirements under the Building Safety Act. Interventional Radiology (IR) - Main Contractor 2 Stage D&B RIBA 4 TO 7 JCT D&B Contract Key Considerations • The project includes complex mechanical and electrical interventions, particularly relating to the delivery of a new ventilation system to theatre-level standards within an existing live hospital environment. • An initial strategy for the location and routing of a new Air Handling Unit (AHU) and modification to the existing have been identified; however, this will require further development and coordination through the next design stages. • The scheme will need to comply with the requirements of the Building Safety Act (BSA), with the appointed contractor taking responsibility for submissions to the BSR. • Any planning considerations and statutory approvals will need to be managed as part of the ongoing design and delivery process. The successful supplier will need to demonstrate extensive experience in delivering similar requirements in an operational Healthcare environment.
