Description

The Works comprise the demolition of a vacant single storey building, owned by Sheffield City Council and formerly used as an older persons' unit in the Crookes area of Sheffield. The building has been unused and secured for several years and is constructed of brick external walls, with mainly tiled pitch roof and a small number of flat rooves. The site has existing vehicular access to allow for on-site access/parking off Eastfield Road. The site boundary is primarily formed of timber fencing, timber fencing over retaining walls in some locations or timber fencing over retaining walls with a secondary lower internal retaining walls on other locations (particularly on the southwest and northwest boundaries). The site sits within a residential area with residential properties immediately to the east and west of the site. A relatively recent development of apartments, 3-4 stories high share a boundary with the site on one side, with single and two storey private dwellings to the other side. Services are provided to the site via an existing on-site substation and gas housing unit which are to be retained however, arrangements for disconnection of power, Gas and water supplies are to carried out by the contractor as part of the works. As part of the demolition all above ground drainage pipework is to be removed. Existing underground drains are to be capped off and sealed and suitably covered to prevent damage until future site development. Asbestos within the existing building is identified within the Asbestos Reinspection Report number 10/0176 attached however an R & D Asbestos survey is to be carried out as the first action on the demolition contract. Foundations of the existing building are to be grubbed out and demolition materials are to be crushed on site to be used as fill and compacted across the site to ensure the site is left level on completion of the works.
