Description
SUMMARY OF SERVICE Voids • End-to-end voids management, including clearance, cleaning, responsive repairs, and reinstatement works to our lettable standards. • Classifications with target turnaround times agreed with the client. Kitchens • Design, supply, and installation of kitchens to QPS specifications. • Inclusive of plumbing, electrical, gas, plastering, and flooring. • Compliance with Decent Homes Standards and client design guides. • Inclusive adaptations where required. Bathrooms • Design, supply, and installation of bathrooms and shower rooms. • Inclusive of plumbing, tiling, electrical, plastering, and flooring. • Compliance with Decent Homes Standards and client specifications. • Adaptations for disabled tenants as required. Objectives • Deliver a consistent, high-quality service across voids, kitchens, and bathrooms. • Reduce average turnaround time for void properties. • Achieve customer satisfaction targets minimum of 90% • Ensure cost certainty Quality Standards • Compliance with Decent Homes Standard, Building Regulations, and relevant British Standards. • NHF Schedule 7.1 for voids and 7.2 for planned works variations • Architype prices for kitchens and bathrooms • Accreditation requirements: Gas Safe, NICEIC, CHAS, Constructionline. • Ongoing performance monitoring and KPI reporting. Sustainability & Social Value • Use of sustainable materials and waste reduction strategies. • Commitment to carbon reduction in line with QPS and EFDC targets. • Promotion of local employment and apprenticeships. Risks and Mitigations Supply chain disruption - Access to multiple suppliers, forward ordering and local sourcing. Labour - Where possible recruit locally and limit subcontracting work. Tenant satisfaction - Clear communication with customers across the duration of the work including post-completion surveys. Governance & Performance Monitoring Dedicated contract management team with escalation routes. QPS to provide the resident liaison role. KPIs to include • Voids turnaround times. • Tenant satisfaction. • Health and safety compliance. • Monthly performance reviews and quarterly strategic reporting. ICT Bidders will be required to use our sub-contractor portal in Total Mobile- Connect to update progress through to completion and payment. Licencing will be provided at no cost.
