Description
Ashfield District Council is currently preparing a Local Plan to cover the period to 2032. The Council needs to undertake a development viability assessment in order to provide an evidence base in relation to the NPPF requirements before under taking a further consultation on the final Local Plan to be submitted for Examination. The Viability Study will: • Consider the deliverability and soundness in relation to development viability of the Local Plan including policies for housing and employment allocations; • Consider whether the affordable housing thresholds and percentage of units set out in the Local Plan Preferred Approach are appropriate in terms of viability. If they are considered to be unrealistic in the context of deliverability of the Plan, to make recommendations as to what level and what threshold of affordable housing is appropriate for the areas identify within the Local Plan Preferred Approach (Hucknall, Sutton/Kirkby and The Rurals). • Assess the potential for introducing a Community Infrastructure Levy in the District.
