Description

Folkestone and Hythe District Council (FHDC) wishes to select and appoint a design team for the redevelopment of Woodland Cottages, Lyminge and invites prospective suppliers to submit a Tender to meet the Council's requirements. The project brief is to demolish the existing Airey houses and redevelop the site with new affordable rental homes. This redevelopment provides an opportunity to increase site density, as the existing dwellings currently occupy disproportionately large plots. Initial viability studies indicate that the scheme must deliver a minimum of 17 new dwellings. Early and ongoing engagement with the Planning Authority will be essential to ensure a deliverable and acceptable scheme. The Local Authority Planning Department has advised that the design should reflect a Kent/Folkestone rural vernacular. The contract is anticipated to start September 2026 an estimated period of 4 years to complete RIBA stages 1-6 (with the option to extend for a further period (or periods) of up to 12 months).
