Description
The contract is for a courtyard development which will see the original Georgian town houses converted back into dwellings, and new-build housing to the rear. There has been demolition of the existing office extensions to the rear of the listed properties to make room for circulation space, car parking and gardens. Planning Permission has been awarded (in Oct 2017) for the new development which will see • Re-furbishing /re-developing a derelict Grade 2 listed office building (13 to 16 Northumberland Square) into new housing for sale. 10 new flats and 2 town houses totalling c.13,500 sqft. • The building of 16 new town houses on an existing Council car park which is situated behind the listed buildings. c.22,200 sqft. Courtyard developments traditionally are difficult to phase so that early sales can be realised. However despite this the Company will look forward to working with the winning contractor to help realise a phased programme. North Tyneside Council or its subsidiaries may seek to develop adjoining properties in the future subject to acquisition. The successful tenderer may be asked to submit a proposal to carry out the additional works taking into account economies of scale and phasing of construction. A further contract may be let by either North Tyneside Council or its subsidiaries as appropriate.
