Description

The proposed works comprise the refurbishment and conversion of the existing Jaguar Pub at 49 Corporation Street, Coventry to provide theatre, conference space and accommodation for the Belgrade Theatre. The works will be procured on a 'Design & Build' basis through a JCT Design and Build 2016 contract with minor amendments and shall comprise the following works: Lower Ground Floor Works shall comprise the refurbishment of the existing open space to create theatre space, theatre lobby and support/storage area. The existing brick/concrete walls will be left exposed but will be cleaned, re-pointed and receive a masonry sealant finish. A dressing room and toilets will also be provided at this level which will receive plasterboard, skim and painted finish with ceramic tiled splashbacks to wash hand basins. A kitchenette including dishwasher, sink unit, base and wall units and storage space will also be provided. Mechanical heating/cooling and supply/extract shall be installed to the theatre space with new lighting installations. Ground Floor Works at ground floor level shall include the refurbishment to create Conference Space for the Belgrade Theatre. The main theatre entrance will be at ground floor level from Corporation Street and the works will include the installation of a lift for disabled access to the theatre space on the lower ground floor level. Works to refurbish the Conference Space will include the installation of roof lights to bring light into the area and a kitchenette including dishwasher, sink unit, base and wall units shall be provided. Generally the existing brick/concrete walls will be left exposed but will be cleaned, re-pointed and receive a masonry sealant finish. The floor to these areas will receive a new vinyl floor finish with the existing ceiling soffit cleaned and painted. Mechanical heating/cooling and supply/extract shall be installed to the Conference Space with new lighting installations. To the rear of the building there will be new toilet accommodation provided and a separate entrance for the apartments on the upper floors together with a rear entrance to the Conference Space and Cycle storage facilities. First and Second Floor Works to the first and second floor levels will comprise the conversion of the existing space to create two separate one-bedroom apartments on each level. Each apartment will include kitchen/living space, toilet and shower room and double bedroom space. All walls and ceilings to receive plasterboard, skim and paint finish with vinyl floor finish to toilet/shower room and kitchenette and carpet finish to all other areas. New windows and entrance doors shall be provided to apartments.
