Description
Traditional Contract for sensitive repair works to two Grade I listed buildings and one Grade II listed building, with associated landscaping at Llanthony Priory, Gloucester. The site is a Scheduled Ancient Monument with associated archaeological constraints. Works include the following items: -Excavation for below ground services -Landscaping works including hard landscaping, planting, felling of trees Works to Grade I Brick Range: -Consolidation of medieval brickwork walls including grouting -Excavation of ground to expose archaeological features and construction of tanked retaining walls -Sensitive repair of brickwork and stonework with re-pointing -Re-opening blocked windows and construction of new timber framed lights -Construction of glazed curtain walling -Construction of new timber framed external walls -Construction of new insulated plain tiled roof structure with roof lights -Construction of rainwater goods -Construction of new first floor structure in timber with steelwork -Clearing of debris and construction of new insulated floor slab with underfloor heating -Erection of stud partitions and timber structures with internal doors -Construction of ladders for vertical circulation -Construction of suspended ceilings -Provision of lighting, heating, alarm / fire detection systems -Provision of sub-ground drainage -Installation of W/C's / wash-rooms -Decorations including flooring Works to Grade I Medieval Range including Grade II Victorian Farmhouse attached: -Consolidation of medieval stonework / brickwork walls including grouting and specialist lime techniques -Sensitive repair of brickwork and stonework with re-pointing -Minor repairs to tiled and slate roofs with lead work -Removal of brickwork infill to timber frame -Sensitive repair of medieval timber frame -New wattle and daub insulation panels -Lime plastering / gypsum plastering, specialist Lime washing -Re-opening blocked windows and construction of new timber framed lights -Construction of new entrance ramp -Construction of rainwater goods -Sensitive repair of first floor structure including flitching of medieval beams and installation of large steel components -Demolition of existing load bearing brickwork -Installation of new lift -Construction of new insulated floor slab with underfloor heating -Underfloor heating at first floor level -Erection of stud partitions / brickwork partitions and timber structures with internal doors -Construction of bespoke stairs -Construction of / repairs to ceilings -Provision of lighting, heating, alarm / fire detection systems -Provision of sub-ground drainage -Installation of W/C's / wash rooms -Decorations including flooring Tender invitees will be selected after the evaluation of the Pre-Qualification Questionnaire and supporting documents.
