Description
The Contractor is required to provide a Home Sale Guarantee Scheme, whereby the Employee receives a guaranteed price within 4 weeks, based on an independent survey price for his/her property with funds being released in advance of the sale to enable the Employee to purchase. Provide all services in this contract to all employees / new entrants in any part of the UK including the Scottish Islands. Provide home visits within 2 weeks of initial contact to discuss the proposed move, and advise on procedures and identify any problems. Provide professional advice and take instructions in the following circumstances before any guaranteed price is confirmed:- • if the property is not immediately marketable; • if the property is likely to attract limited interest from potential buyers; • where the valuers have recommended that specialist reports be obtained; • if there are any other structural, marketing or legal difficulties which might affect the resale value of the property; • in such other circumstances as the Agency may from time to time specify. Provide professional advice and take instructions in the following circumstances relating to any property being sold under the Home Sale Guarantee Scheme:- • where the number of viewings on a property is low, or where the viewings are not generating offers, including advice on marketing strategy and price • where an offer is received on a property, provide advice and a professional opinion on a suitable response • in such other circumstances as the Agency may from time to time specify. Proactively market the property in the most effective manner (normally using local agents). Provide and maintain a panel of solicitors. Provide and maintain a panel of removers. The Contractor must have an established nominated source (the Funder) for the provision of all necessary funds in order to operate the Guaranteed Sale Price service and provide Bridging Finance at rates of interest and/or margins of interest relative to given published rates. Following release of guaranteed funds to the Employee, the Contractor shall:- • arrange immediate buildings insurance cover on the property; • maintain the property, organising essential maintenance of property and garden and provide periodic inspection in accordance with insurance requirements; • carry out essential repairs as necessary to maintain the saleability of the property, within specified limits to be agreed by the Agency on a case by case basis. Accurately calculate the housing cost differential when existing employees move to a higher cost area on the basis of like for like comparability and no betterment. This service is to be provided on authority from the Agency’s Relocation Co-ordinator only.
