Description
The contractor is required to provide costs for the alteration of existing scaffolding and for the removal and replacement of the slate roof covering on this semi detached property, which has been damaged by fire to the roof and first floor elevation. The property is vacant on the first but still occupied in the basement and ground floor level, due care and consideration therefore needs to take place for these residents whilst works are in progress. The contractor is to cost for the removal of all damaged burnt and chard timbers to the roof void which includes rafter’s purlins supports and battens etc, and the replacement of under felt. Damaged timbers are to be replaced with similar sized C24 grade pre treated timbers, if timbers are cut they need to be over lapped to a depth of 1000mm and bolted through at 400mm centres using 13mm coach bolts with cut washers either side. The contractor is to cost for the replacement of all lead and zinc step and cover flashings, dormer cheek and aprons (were required) associated with the main roof covering. And the removal and disposal of all old and redundant coverings which include existing slates known to contain asbestos material, along with timbers and other debris. The contractors are required to measure manufacture and install 5 number box sash window frames inline with the existing material and fenestration, with single glazed 4mm float glass panes as existing, this includes all ironmongery catch’s hinges pullies sash cords and fixings. Glazing to be clear float 4mm glass to all new and installed windows. Glass to be externally fixed and fitted with linseed putty, all new timber windows to be fitted with draft proofing brushes, finished in 1 coat prima internally with the external elevations receiving 1 coat of prima, 1 coat of undercoat and 1 coat of white gloss exterior top coat. Upon completion, all debris are to be cleared from the crash deck areas and rooms with in the property, the contractor is responsible for providing access to the upper lifts of the existing scaffolding, and for the security and access to the site during works.
