Description

This project primarily involves the replacement the existing roof slates, underslating felt, zinc and lead flashings, dormer leadwork, repairs to timber facias and sills to one of the dormer windows, and painting of all the timber framed windows. The existing roof coverings are estimated to be ~60 years old and in need of replacement to ensure the building is kept watertight, avoiding potential for expensive and inconvenient repairs for water ingress damage. As 84 George Street is a Grade A listed building, the Northern Lighthouse Board have an obligation to maintain the appearance of the roof and retain the original character of the building. As a matter of high priority, safety of the public and NLB staff must be maintained at all times by ensuring there is no risk from falling slates. The main items of project work are as listed below:- 1.Scaffolding to be designed by Temporary Works Designer. 2.Seek all necessary permits for scaffolding and works. 3.Erect scaffolding to front and rear elevations of building. 4.Carryout asbestos survey. 5.Remove existing lead and zinc flashings and lead from dormers. Remove existing slate and stack carefully in palletised crates for removal offsite. Remove all the existing underslating felt. 6.Replace any rotten sarking boards as necessary. 7.Carryout repairs to chimney pots and chimney breast. Anticipated Start Date September 2026 8.Install new breather membrane, lead flashings, lead to dormers, slates, and zinc flashings. 9.Carryout inspection of rainwater goods and repair as required. 10.Inspect pointing around timber framed windows and carryout repairs with burnt sand mastic as necessary. 11.Prepare timber framed windows and apply paint coating system. 12.Dis-assemble scaffolding and remove from site. 13.De-mobilise site and clear all surplus project materials and plant, with the disposal of excess project materials to appropriate licensed and registered dumps. 14.The Principal Contractor is to supply the NLB Project Engineer with ‘as-built’ information for incorporation within NLB Operational and Maintenance documentation, which includes the Health and Safety file in line with current CDM Regulations.
